Services as your Buyer’s Agent include but are not limited to the following overview:
• Clear, consistent, responsive and forthright communication at all times with my clients.
• Identifying appropriate properties that meet your criteria; creating searches to match your interests and needs.
• Researching questions you have about specific properties.
• Schedule showings managing various timelines for multiple properties to view in one day that may have limited availability.
• Provide local knowledge regarding various communities, townships, market conditions etc.
• Offer an experienced opinion about the condition and market value of the properties of interest.
• Provide market value comps to inform your decision on the appropriate price to make an offer.
• Support your interests when working with new construction to keep your interests ahead of the builder’s and stay informedof any special incentives offered and if you would be responsible for additional fees [such as the full transfer tax, impact fees etc. ]
• Identifying either ahead of the showing or at the time of the viewing potential concerns or issues with the property.
• Offer various strategies for a strong offer that at all times protects your interests and reflects current market conditions.
• Preparing offers to purchase with terms that meet your requests, needs and put you in a strong position.
• Negotiate through the seller’s agent any terms that are not agreed upon initially to achieve a win-win for all parties, and protect your needs, wants and desires.
• Prepare all the state required documents for the transaction.
• Track all the dates required to stay within the contractual guidelines as set forth in the agreement of sale and keep you informed so that you do not become in breach of contract at any time during the transaction.
• Offer trusted referrals to third party vendors needed to complete the transaction such as mortgage lenders, home inspectors, settlement attorneys etc.
• Maintain communication with the seller’s agent and all third-party vendors to move through the transaction process in a smooth and timely manner.
• Maintain communication with you and answer any questions, resolve concerns throughout the process. I work extended hours and will always be mindful of time sensitive decisions.
• Track and make sure that the seller is providing any and all necessary documents to you within the contractual timeline. [They may include: HOA rules regulations, septic inspection reports if applicable, receipts for any repairs etc.]
• Provide resources for you to perform appropriate due diligence on any property you decide to purchase.
• Review inspection reports with you to determine the best strategy to have items of concerns remedied by the seller, continue negotiations to achieve an acceptable agreement between you and the seller.
• Attain any receipts from repairs agreed upon from the seller prior to settlement to assure the work was completed, and allow you to follow up with any necessary due diligence.
• Schedule and attend the pre-settlement walk-through so you can ensure the property is in the same condition as agreed upon with any agreed-upon repairs completed prior to your final settlement.
• Represent you at the settlement for any ‘last minute’ issues that might arise and bring them to a resolution.
• Continue to be a resource for you as you settle into your new home and may request referrals for any number of vendors, flooring, painters, landscaping, etc.
